Canadian existing-home sales climb again in June as prices stabilize

Canadian home sales rose 2.8% in June, following a 3.5% increase in May.

New listings declined 2.9% month-over-month in June.

The sales-to-new-listings ratio climbed to 50.1% in June, up from 47.3% in May, indicating balanced market conditions.

At June’s end, 206,435 properties were listed for sale on Canadian MLS Systems, up 11.4% year-over-year.

National housing inventory stood at 4.7 months, slightly below the five-month long-term average.

The National Composite MLS Home Price Index (HPI) fell 0.2% from May to June, after three prior monthly drops of around 1%.

Year-over-year, the HPI declined 3.7% in June, but CREA expects this gap to narrow in the coming months.
