U.S. single-family home sales surge 20.5% in August to 800,000 SAAR

New single-family home sales in August reached a seasonally adjusted annual rate (SAAR) of 800,000, up 20.5% from July and 15.4% from August 2024.

Homes available for sale at the end of August totaled 490,000, 1.4% lower than July but 4.0% higher than August 2024.

This inventory represents a 7.4-month supply, down from 9.0 months in July and below 8.2 months a year ago.

The median sales price rose to $413,500, up 4.7% from July and 1.9% from August 2024.

The average sales price reached $534,100, an 11.7% increase from July and 12.3% higher than August 2024.
