Dubai's housing rents and prices rose by over 10% in January 2022

  • The average residential sales prices in the emirate grew by 10.2% in January 2022 compared to January 2021, and rentals increased by 10.1%.  
  • However, sales rates per square foot are 27.1% and 13.5% which is below the late 2014 peak for apartments and villas, respectively. 
  • The trend towards villas over apartments is still clearly visible, with an increase of 21.8% in average villa prices and 8.5% in apartment prices in January 2022.
  • In the rental part,  the overall average rental price was 76,347 dirhams and for a villa, it was 230,275 dirhams in which apartments registered an increase of 8.3%, while villas saw a 22.8% rise. 
  • In the rental sector, apartment prices rose the fastest month-on-month in International City and The Greens, where rents rose by 3%.
  • Jumeirah Village Circle (JVC), Jumeirah Park, and Emirates Hills were the biggest gainers for villas also saw a 3% month-on-month increase.
