UK house prices stay resilient despite market headwinds

Average UK house prices rose 3.9% year-on-year to £269,000 in May 2025.

This growth rate increased from 3.6% recorded in April 2025.

England’s average house price reached £290,000, up 3.4% or £9,000 from May 2024.

Wales saw average prices climb 5.1% to £210,000, a £11,000 increase year-on-year.

Scotland’s average house price rose 6.4% to £192,000, up £12,000 from a year earlier.

Northern Ireland’s average price in Q1 2025 was £185,000, up 9.5% or £16,000 from Q1 2024.

Post-tax break, buyer demand remains strong, with the upcoming Mortgage Guarantee scheme expected to further support first-time buyers.
