
US housing market rebounds as new home sales jump nearly 11% in April

In April, new single-family home sales in the US rose to a seasonally adjusted annual rate of 743,000—up 10.9% from March and 3.3% higher than April 2024.
The number of new homes for sale at the end of April stood at 504,000, slightly down from March but 8.6% higher year-over-year.
At the current sales pace, inventory represents 8.1 months of supply—an 11% drop from March but 5.2% more than a year ago.
The median sales price in April was $407,200, a 0.8% increase from March but 2% lower than in April 2024.
The average sales price hit $518,400, up 3.7% from March and 3.6% higher than last year.
The increase in sales and price activity suggests stronger buyer demand and possible momentum in the new home market.
